Sunriver Resort Report


After an intense review (and re-review) Sunriver Resort is excited to announce that the Trail Ride Registration Facility (TRR) at the Sunriver Stables has been awarded LEED (Leadership in Energy and Environmental Design)  “Silver Certification” by the United States Green Builders Council (USGBC). This is the second  LEED Silver Certification awarded to Sunriver Resort in the last six months. The newly constructed Marina building was granted this honor as well in the fall of 2009.

When reviewing an application for LEED certification, the USGBC points are distributed in the following six areas:

- Sustainable Sites
- Water Efficiency
- Energy & Atmosphere
- Material & Resources
- Indoor Environmental Quality
- Innovation & Design

Below is a detailed account of how these two buildings were rated:

Sustainable Sites:
Construction and Activity Pollution Prevention is a prerequisite in the certification process.We accomplished this with a Pollution Prevention Plan that included sediment fences. We were able  to capture several points in this area, the reduction in the footprint of the construction area not exceeding 40 feet of vegetation clearing around the new facilities and 5 feet from bike paths. The introduction of bike parking (90 at the Marina and 56 at the TRR). Preferred parking for fuel efficient vehicles and the fact we have shuttle service to and from the facilities. Storm water management, both buildings are on “Raft Foundations” and have a perimeter water collection system that routes all the roof runoff to collection areas; critical at the Marina so we prevent erosion into the Deschutes River.

Water Efficiency:
Water efficient landscaping using drought resistant plants and minimal or no irrigation (reduction of water usage by at least 50%) We captured the water use reduction points at the TRR by installing “Dual Flush Toilets” and low flow facets. At the Marina we accomplished this by hand watering plants until established.

Energy & Atmosphere:
The facility must meet the prerequisites of “Fundamental Commissioning of the Building Energy Systems”. This means bringing in a third party engineering firm that ensures all controls are correct and that all Engineering staff are trained on their proper use to maximize energy efficiency. At both facilities we have state of the art lighting control systems that can be preprogrammed to eliminate human error and which maximize natural daylight. We reduced energy consumption at the TRR with the installation of a pellet stove that uses bio-fuel instead of electricity. The Marina building has a ventilation system with controls that maximize outdoor air circulation and a fan to cool the facility on warmer days. The TRR has a fan and pulley system that runs two ceiling fans with the use of just one motor reducing energy by 50% and turbo hand dryers that not only eliminate paper use but dry your hands in half the time. Both buildings have windows that maximize daylight reducing the need for lights on during the day.

Material & Resources
This includes construction waste management where we were awarded two points by recycling over 95% of all construction waste and two points for purchasing all materials locally (within a 500 mile radius).

Indoor Environmental Quality
We captured 10 out of 15 points with maximizing Indoor Air Quality (IAQ) by disallowing any smoking in the buildings during construction, having an IAQ management plan during construction and utilizing a 14 day fresh air flush out of the buildings before occupancy. We also used low-emitting materials that minimize or have no Volatile Organic Compounds including adhesives & sealants, paints & coatings, carpet at the marina, and composite wood & agrifiber products.

Innovation & Design:
Points were awarded for the sustainable education piece in each of the buildings and a green housekeeping policy that uses only organic cleaning supplies with no chemicals. Points were also given for using a LEED accredited professional on the design team - Kath Williams, the former world president of the USGBC (United States Green Builders Council).
